- Agency/professional fees where applicable
- Legal fees and related conveyancing costs
- Survey and title verification expenses
- Stamp duties / consent-related costs where required

- Moving, security deposits (for rentals), and initial utility setup
Build a contingency
Keep a reserve of at least 5–10% for surprises: document delays, minor structural fixes, or price adjustments during negotiation. If your budget is tight, buy a simpler property in a better location rather than a flashy unfinished one.
